Work done inside your unit still needs to conform to Lofts rules and construction standards. The approval process, for the most part is designed to provide homeowners and vendors with the opportunity to learn those rules and standards. Renovated and Restored units are subject to inspected by both the board and fire systems inspection during and after work.
Lofts will stop unapproved work when it is reported.
PLEASE NOTE: You do not need Board Approval for simple appliance repair or replacement. The homeowner is responsible for ensuring your old appliance is removed and the freight elevator and area is clean. Old appliances cannot be left in the freight area. Refrigerators and dishwashers often leak in the elevator and into causing a slipping hazard.
HVAC replacement must be coordinated with the chilled water plant.
Painters, Carpentry work, Flooring replacement, Counter top replacement, Restoration work related to an insurance claim. The Approval process is designed to ensure that vendors are properly insured, common areas are protected, and the impact on your neighbors is minimized.
The Freight Area is a common area to both Residential and Retail space. Permission for work in this area cannot be given by Lofts alone.
Painters have caused more disruption and damage to common areas and neighboring units than any other type of vendor. It is imperative that Homeowners and their vendors are aware of the rules and that insurance requirements are met.
NO. Pre-approved vendors are just vendors that the Association uses frequently and are already aware of our rules and have insurance on file. Using a pre-approved vendor should prevent work stoppages and fines simply because they know and follow the rules. The Association welcomes the introduction of new vendors that follow the rules.
The form below allows owners to provide their proposed vendors information and COI. Your vendor is approved with the project. No separate form is needed for vendor approval. The Association reserves the right to reject a vendor with a history of non compliance or lack of insurance or proper licenses. Homeowners are responsible for providing and educating their vendors on the rules.
