Homeowner Tasks — Simple & Streamlined:

All Vendors working at Lofts at Perkins Rowe must provide a valid COI listing Building A& Lofts at Perkins Rowe as additional Insured and have a valid license.   This is to protect the individual homeowner as well as homeowners that can be affected by negligent work.

Owner Responsibility for Non-Approved Vendors
Homeowners who hire vendors lacking insurance are personally and financially responsible for any damage their vendor causes. This includes damage to: Common areas; Neighboring units; Personal property; Any related costs. Any and all work and legal fees Lofts incurs as a result will be billed to the homeowner directly along with an additional 20% fee to cover associated administrative fees.  
🚫 Non-approved vendors will not receive building access cards.

Pre-Approved Vendors have a good  work history with the Association and are preferred vendors for common area work, give reasonable rates, are compliant with Lofts rules and have on going approval to access the building.  Owners are not required to use Pre-Approved Vendors but Vendors must be pre-approved for Security to provide access to the building.

Allow 3 days for Vendor Approval ensuring time to verify insurance and license requirements.  once the information is verified; notification of approval along with anticipated dated of work will be sent to Security and all email addresses provided in the vendor approval form.

Once approved, Vendors can get access cards for the day  from Security in exchange for a valid ID.
